Selling your home in a slow real estate market can be the most frustrating thing a home seller faces. With so many homes on the market you may feel overwhelmed and begin to think that your property is just another among millions. Your property may not have enough equity

for a realtor to be interested. Another hurdle is that about half of the homes in our nation have lost value and some homeowners are discovering that they owe more on the home than it is worth. It may be worthwhile and profitable for sellers to consider private real estate investors to help relieve some of the pressures that go along with selling a home in a declining market.

While the Wall Street bailout will help many homeowners in the future, many sellers need or want to sell their homes before the property loses value. There are a number of other reasons a homeowner may need or want to sell as well, such as job loss or a decrease in household income leaving the owner struggling to make his house payments, divorce, the home needs major repairs, the family is growing and the home is shrinking, seller needs to downsize, a job transfer, making payments on two different homes, perhaps the seller needs to relocate to take care of a loved one. While these circumstances are the most common there are many others not mentioned here.

Real Estate investment companies may be the best and fastest option in these types of situations. There are a lot of them to choose from. Homeowners should do their research and try to deal with local investors in their area with a solid reputation for being trustworthy, competent and fair. They usually advertise locally in newspapers, billboards, internet or those We Buy Houses signs. While I am not advocating any particular type of investor I am suggesting that sellers check out each real estate investors that you may choice to deal with, some of these kinds are as legit as others some are not.

1.) Answer as many questions about your home as you deem safe to answer, use your best judgment. Most investors have a website and a form you can fill out to get the ball rolling. If there is something you dont understand, ASK!

2.)Usually, the first rule of thumb is to meet face to face with them as soon as you have built up a certain comfort level over the phone, ask lots of questions ( an honest investors does not mind answering your silly questions). Ask to see their contracts prior to any signings and try to be flexible with fairness to both parties in mind.

3.)Take them on a tour of your home and allow for a representative of their team or company to analyze your home for a possible purchase. Sometimes you may need to get creative to make the deal work but if you feel there is something you do not understand, give them a chance to answer all of your questions to your satisfaction.

4.)If you cannot afford an attorney to review the documents, a close friend or family member may have helpful advice to help you overcome any possible fears that keep you from making a fair deal with a reputable investor. Many people lose out on selling their home with honest investors by not understanding why contract are written a certain way or by not thinking creatively when trying to deal with a real estate investment company. Most companies have someone willing to show you how they came to the numbers or terms that are in their proposal or contracts.

5.)Lastly, judgment is the key, some people claiming to be investors are merely fly by night hopefuls who know very little about real estate, however many real estate professionals are 100% legit and they can help you out of a desperate situation, are good people and are willing to take a lot of pressure off of property owners who need to sell their home fast.

Sellers in our slow real estate market should know that there are real estate investment companies, and individual investors who are there to help them and want to make a fair deal with them. Good luck, good dealing, and good selling.
